Market Overview

When it comes to the September San Mateo County market trends overview, there’s more to the picture than graphs and data points may emphasis.  In fact, some highlights are as follows:

Home sales prices continue on the decline. For example, prices for single family, resale homes were on the downtrend. And, that was for the 4th month in a row, month-over-month. When looking closely at the medial sales price, we find it also fell 2.3%. In fact, the average sales price also fell 3.8%. As a result, from a year-over-year view, the median sales price fell 7.0%, while the average sales price fell 11.4%.

Other interesting September factors in sales price focus on sales price to list price ratio. And, that reflects a drop from 104.2% to 103.5%. Even home sales fell a bit from August, by 12.2%. A correlation to that can be seen in how many homes sold compared to an average. As a result, there were 294 San Mateo County homes sold last month. The average since 2003 is 398.
