The median sales price for single-family, re-sale homes was $2,015,000 for the year, a gain of 0.8%. The average price gained 2.1%. Home prices for the year are now at their highest level ever. Home sales dropped, falling 26.7% from the year before. Home inventory was up 23.1% year over year. There were an average of 361 homes listed for sale each month in 2022. The average from 2000 through 2016 is 1,121. The sales price to list price ratio for the year was 107.2%. The median sales price for re-sale condominiums was up 3.2% for the year. The average price rose 2.3%. Condo sales were down 24.8% from 2021. Condo inventory was up year-over-year. There were an average of 151 condos listed for sale each month.
